While our inspector is up in the attic, they will look around the eaves for vents. They will look for boxes, insulation, debris or other items that may be blocking the vents. When the vents are blocked, the humidity from inside your home won’t be able to properly escape. This in turn encourages the production of mold and mildew. They will also look to see if the vents are free of insulation as they should not be covered.
Pests
Of course, our inspector will look for signs of pest infestations during an attic inspection. When pests make refuge in an attic some of the most common signs are droppings scattered throughout the attic, patched of fur on the attic floor and chewed wood or wiring. If these issues are not addressed right away it can lead to serious problems later down the road.
Moisture and Mold
Lastly, our inspector will look for mold, mildew and moisture. Black mold is one of the most common types of mold found in attics. They will look for indications like small black dots in moist areas, as it can quickly spread and take over if left untreated.
Mold is the result of excess moisture lingering in the attic. This can happen from lack of proper ventilation in the attic and there’s a good chance mold will develop. Our inspector will check the vents and ensure the warm, humid air is able to escape once it travels from inside your home to the attic.
