Why isn't sewer scope included in a standard home inspection?
Standard home inspections are visual inspections of readily accessible areas. Sewer lines are underground and require specialized camera equipment. It's an optional add-on because not all homes need it, but we highly recommend it for older homes and homes with mature trees.
How far can the camera go into the sewer line?
Our camera can inspect up to 200 feet of sewer line, which is sufficient for most residential properties. We inspect from the cleanout or access point all the way to the city connection at the street or property line.
What if my home doesn't have a cleanout?
If there's no accessible cleanout, the camera can often be inserted through a vent stack on the roof or a toilet drain. In rare cases where no access exists, we can recommend a plumber to install a cleanout at an additional cost.
What happens if problems are found?
Our report details the problems, locations, and estimated repair costs. You can use this to negotiate with the seller for repairs, price reduction, or closing credits. We can also refer qualified plumbers for repair quotes.
Should I get a sewer scope for a newer home?
Even newer homes can have sewer problems - construction debris, improper installation, or tree roots. However, sewer scope is most critical for homes built before 1980 (likely clay or cast iron pipes) and homes with large trees near the sewer line.
